Wow, that is truly disgusting. Is there anything a landlord can do if they suspect the the tenant might be causing permanent damage to the space? Replacing appliances is not a cheap thing to do.
It looks like this tenant needs a psychologist more than a housekeeper…

Yeah, we have experienced more than a few psychological issues with this tenant.
You can conduct regular inspections of your units and then if there is a problem, issue a notice to comply or quit. This means the tenant has so many days to clean up or move out because they are violating the terms of their lease (your lease should have some language that says they are expected to maintain their unit).
We had tried to get her to clean up several times to no avail, and then eventually gave up because we knew as soon as she either moved out or we kicked her out we’d have a significant rehab expense. The unit was pretty bad already when we bought the building.
